Chimney leaks masquerade as roof leaks. Water enters at a cracked crown or a failed counter-flashing joint, runs inside the masonry, and appears at the ceiling line looking exactly like a shingle problem. We diagnose the whole assembly and reseal it as a system, which is why our chimney repairs stay fixed.

What the Repair Involves

1. Inspect crown, cap, masonry joints, flashing and counter-flashing as one system
2. Grind out failed counter-flashing joints; reset or replace metal
3. Rebuild step flashing under shingle courses where it was face-nailed or shorted
4. Seal crown cracks with elastomeric crown coat; breathable masonry water repellent on the stack
5. Hose-test the assembly before calling it done

What It Costs

Most chimney reseals run $450–$1,200. Full flashing rebuilds with masonry crown work run $900–$2,000. Photos of the chimney from the ground and the stain inside get you a real number fast. Every roof is different — the photo comes first, the real number before we start, and no invoice surprises after.

Materials We Use

New step and counter-flashing bent from prefinished aluminum or steel, polyurethane masonry sealants (NP1-class), elastomeric crown coating, and GAF StormGuard beneath reworked courses.

Common Questions

The last guy caulked it and it leaked again. Why?

Because caulk over a failed joint is a raincoat over a broken window. Counter-flashing has to be mechanically let into the masonry and the step flashing woven under courses — sealant is the gasket, never the structure.

Do you do the masonry too?

Joint repointing, crown coating, and water repellent, yes. Structural rebuilds of leaning stacks get referred to a mason we trust — and we’ll flash it right when they’re done.
