EPDM (Rubber Membrane) Repair

EPDM is the black rubber roof on thousands of Kentucky commercial buildings, and it fails in known places: seams where the adhesive lets go, shrinkage pulling the membrane at walls and corners, punctures from foot traffic and dropped tools, and flashing at penetrations. Most of it is patchable — proper primer-and-patch work on a sound membrane buys years. We also address ballast displacement and termination-bar failures at the edges.
TPO (White Membrane) Repair

TPO’s heat-welded seams are its strength and its weak point: a weld that was cold or contaminated on install day becomes a leak years later. We repair TPO with hot-air welded patches and seam rework — the correct method for the material — plus flashing repairs at curbs, pipes, and rooftop units. Aging, chalked TPO gets an honest assessment: some fields still take a reliable weld, some don’t, and we tell you which yours is.
Flat-Roof Drainage: The Silent Killer

Ponding water finds every weakness a membrane has. We clear and repair drains and scuppers, address low spots, and fix the clogged-drain-to-leak pipeline that ruins more commercial roofs than storms do. If your roof holds water 48 hours after rain, that’s the conversation to have before the membrane fails, not after.
Metal, Coatings, and Maintenance Programs
Commercial metal roofs get the same fastener-and-seam service as our residential metal work, at commercial scale. Can you patch my EPDM or TPO roof, or does it need replacement?
Membrane age and field condition decide it. A sound membrane with localized failures patches reliably; a shrunken, brittle, or saturated one doesn’t hold repairs. We inspect, photograph, and give you the honest answer — including the remaining-life estimate a replacement bid should be judged against.
Do you work around business hours?
Where the work allows, yes — early starts, staged sections, and coordination with tenants are normal parts of commercial repair. Tell us your constraints when you call and we plan around them.
My ceiling tiles are stained but the roofer found nothing — now what?
Flat-roof leaks travel along decking and show up far from the breach, and rooftop-unit condensate lines mimic roof leaks. We trace commercial leaks systematically — membrane, flashings, drains, and units — and document what we rule out as well as what we find.
