Commercial Roof Coatings
A restoration coating over a sound commercial roof extends its life 10–20 years at a fraction of replacement — and turns a black heat-sink into a reflective surface your cooling bill notices.

Commercial roof coatings are the best value in commercial roofing and the most abused product in it. Over a dry, sound, well-prepped membrane, they’re outstanding. Over trapped moisture or failing seams, they’re an expensive delay. We core-test and moisture-scan first, then tell you plainly which category your roof is in.
What the Repair Involves
- Moisture survey and adhesion testing — the go/no-go gate
- Repair all seams, flashings, and details first (coating is a finish, not a fix)
- Power wash and primer matched to your membrane type
- Base and top coats to spec mil thickness, reinforced at details
- Mil-gauge verification and warranty paperwork with photos

What It Costs
Silicone and acrylic systems typically run $3.00–$6.00 per square foot installed depending on membrane, prep, and warranty term — against $8–14 for tear-off replacement. Every roof is different — the photo comes first, the real number before we start, and no invoice surprises after.
Materials We Use
Manufacturer-warranted silicone and acrylic systems (GAF Unified coatings among them), with polyester reinforcement at seams and penetrations, over EPDM, TPO, metal, and mod-bit. Coating windows are weather calls — cure times need the dry stretches NWS Jackson (weather.gov/jkl) forecasts, and we schedule around them.
Flat-roofed churches, schools, and shops across Lee, Estill, and Powell counties are prime restoration candidates — most just need honest triage before the price makes sense. We answer calls from Beattyville, Slade, Stanton, Campton, Irvine, Booneville, Jackson, and the whole Red River Gorge corridor. Coatings are the flat-roof arm of our roof repair practice — same repair-first triage before any product is sold.

Common Questions
Silicone or acrylic?
Silicone wins where ponding exists and on most single-ply; acrylics can make sense on metal with slope. The roof — and the moisture scan — makes the call, not a sales quota.
Does a coating come with a real warranty?
Yes — installed to spec with manufacturer inspection, systems carry 10–20 year material and labor-backed warranties. We handle the documentation that keeps it valid.
