The honest ranges

Checked Aug 2026 — actuals depend on the roof. Typical single-issue leak repair: $350–$900. Shingle repair for a small wind-damaged area: usually a few hundred dollars, rising with slope size and steepness. Chimney and flashing reseals: commonly $300–$800. Emergency tarping: typically $200–$500 depending on size and access. Screw-down metal fastener and gasket rounds: often quoted per-roof after a look. Rot and decking repair is the wildcard — see below. If a number falls outside these ranges, there should be a visible reason.

What moves the number

Four things drive most price movement. Pitch: a steep roof means harness work and slower production — same repair, more hours. Layers: a roof with old shingles layered underneath complicates any roof repair and any future replacement. Access: a cabin down a Gorge gravel lane with no truck access near the house adds handling time. Decking surprises: soft or rotted decking under the shingles can’t be known for certain until the surface is open, which is why honest estimates carry a contingency line for carpentry and rot repair instead of pretending the risk isn’t there.

Why the lowball bid costs more

A bid far under everyone else usually means one of three things: the scope quietly excludes the hard part (flashing, decking, disposal), the materials are the cheapest available, or the plan is to find “surprises” after tear-off when you have no leverage. We’d rather lose a job to a fair competitor than win it by hiding scope. Storm pricing and out-of-town crews

After hail or wind events (check current alerts from the National Weather Service’s Jackson, KY office), out-of-area crews sweep through with inflated “insurance pricing” and pressure to sign on the spot. Two problems: the work is often gone before the warranty is needed, and inflated claims raise everyone’s premiums. Text photos of the problem — the damaged area, the whole slope, and any interior staining — to (859) 310-1209 or through the free photo diagnosis. Most of the time we can give a genuine range from photos and confirm it on site. The estimate is written, itemized, and carries the contingency honestly. No deposit games: small repairs are typically pay-on-completion. If the honest answer is that the repair isn’t worth making, we say that too.

Common Questions

Why won’t anyone give me an exact price over the phone?

Because the roof hasn’t been seen. Pitch, layers, access, and hidden decking condition can move a repair by hundreds of dollars. What a good contractor can do from photos is give a real range and stand behind it — that’s exactly what our free photo diagnosis is for. A firm number quoted blind is a guess, and you’ll meet the difference later as a change order.

Do you charge for estimates?

No. Photo diagnosis is free, and on-site estimates in our service corridor are free. We’re a small local outfit — the estimate is how we earn the work, not a product. If the fix is something you can safely handle yourself from a ladder at the gutter line, we’ll tell you that instead of inventing a job.

Are these prices good anywhere in Kentucky?

These ranges reflect our seven-county corridor between Lexington and the Gorge as of Aug 2026. Urban markets, very remote properties, and specialty materials shift them. Treat any published number — ours included — as a starting range, and get it confirmed against your actual roof before budgeting.
