Why these roofs leak where they leak
Manufactured home roofs — older bowed metal, newer shingled gables, and flat-ish EPDM or TPO membrane — share a leak pattern: penetrations first. Vent boots crack in freeze-thaw, furnace stack flashings loosen as the home settles, skylight and addition seams open, and edge trim lifts where wind works it. On older metal roofs, decades of roof-coating patches dry, crack, and channel water sideways, so the drip inside appears nowhere near the entry point. The fix logic is ours exactly: find the actual entry, repair it properly, and stop the patch-on-patch cycle — standard leak repair, done by people who take these roofs seriously. The economics of a manufactured home make repair-first not just philosophy but arithmetic. Recoating a sound older metal roof is often the honest middle step: it seals the whole field, reflects heat, and defers the big decision for years.
When a roof-over is honestly the answer
Some roofs do age out: rust past coating, chronic leaks at every seam, decking gone soft. Then the two common paths are a membrane roof-over — EPDM or TPO across the existing roof with insulation board, giving one continuous sealed field — or a metal roof-over on a purlin frame, which adds pitch and sheds better under trees. Each has trade-offs in cost, wind detailing, and code requirements for your setup; we quote both qualitatively and with dated ranges per home, never from a script. What we won’t do is upsell a roof-over where sealing and repair honestly solves it.

Common Questions
Why do so many roofers refuse mobile home work?
Mostly economics and unfamiliarity: jobs are smaller, details differ from site-built houses, and some companies only chase replacements. It leaves owners stuck between handymen with a caulk gun and companies quoting roof-overs for what’s actually a boot leak. Repair-sized work is our core business anyway, so these calls fit how we already operate.
My ceiling stain moves around. Why can’t anyone find the leak?
On metal and membrane roofs, water travels — it enters at a penetration or seam, runs along ribs or framing, and drops where it finds a path, sometimes many feet away. Is coating my mobile home roof worth doing?
On a structurally sound metal roof with surface wear, yes — a properly prepped elastomeric or rubberized coating seals the field, cuts heat, and defers bigger spending for years.
