What a coating does — restore, not replace
A coating is not paint and it is not a new roof. It is a fluid-applied membrane that bonds over the existing TPO, sealing the weathered surface, reinforcing the seams, and adding a reflective layer that sheds sun and slows the aging that got the roof here. The honest framing: a coating buys a sound-but-tired membrane years of service for a fraction of re-roof cost — but it cannot resurrect a failed roof. Soaked insulation, widespread seam failure, or a membrane torn past its field means coating over it just buries a problem. The inspection decides, not the sales pitch.
Why this roof qualified
This building was the good case. Core checks showed dry insulation under the membrane. Seams were weathering — the place TPO ages first — but the field was intact, no widespread splits or punctures. Drainage worked; ponding was minor. That combination is exactly what a coating is for: the roof did not need replacing, and doing nothing meant watching the seams finish failing and the price jump an order of magnitude. Prep is the job
Coatings fail at the prep stage, months before anyone can see it. What does a commercial coating cost?
Meaningfully less than a re-roof — that gap is the entire reason coatings exist — but the honest number depends on roof size, membrane condition, how much seam and repair work comes first, and the coating system specified.
