Skylight & Vent Boot Repair in Central Kentucky

Skylight & Vent Boot Repair

Skylight and vent boot repair exists because the rubber boots around your plumbing vents have a 10–15 year life on a 30-year roof. When they crack, they leak straight into the house — and skylights are their big brother.

Penetrations are where roofs leak. Vent boots dry-rot in Kentucky sun and split at the pipe; skylight flashing and seals age while the glass stays fine. Both produce the classic “mystery leak” that stains a ceiling ten feet from the actual hole.

What the Repair Involves

  1. Inspect every penetration on the roof — boots fail as a generation, not one at a time
  2. Replace cracked boots with new EPDM-collar flashings
  3. Reseat and reflash skylight perimeters; replace failed gasket seals
  4. Integrate new flashing under shingle courses with ice & water shield
  5. Water-test skylights before we leave

What It Costs

Vent boot replacement typically runs $150–$350 per boot (less each when we do the whole roof’s set in one visit). Skylight reseals and reflashing usually land $300–$900; a failed unit needing replacement gets quoted from photos and model. Every roof is different — the photo comes first, the real number before we start, and no invoice surprises after.

Materials We Use

New EPDM-collared pipe flashings, GAF StormGuard membrane at every reworked penetration, and manufacturer-spec flashing kits for skylight brands like VELUX where a kit exists.

Cabin skylights near Natural Bridge and Slade take heavy leaf load and big temperature swings — we check them on every Gorge-area roof visit. We answer calls from Richmond, Lexington, Berea and Winchester, and across Estill, Powell, Lee, Wolfe, Owsley and Breathitt counties and the Red River Gorge.

Common Questions

My skylight only leaks in hard rain. Why?

That’s the signature of a flashing or weep-path problem rather than the glass seal — wind-driven rain finds the gap that gravity rain misses. It’s repairable without replacing the unit more often than not.

Should I just replace all my vent boots at once?

If one has failed and the roof is 10+ years old, yes — the rest are the same age and the trip charge is the expensive part. A full set costs far less than one interior repaint.
