Central Property Services backs its repairs and installs with a written workmanship warranty. That covers the work our hands did — flashing we set, shingles we nailed, seams we sealed. Manufacturer warranties cover the materials themselves and come from the factory, not from us. Your written estimate states the exact workmanship term for your job. What a workmanship warranty actually covers
A workmanship warranty covers the labor — the decisions and the hands. Did we lap the underlayment right. Did we seal the pipe boot. Did we set the flashing into the mortar joint or just smear caulk over it. If a repair we made leaks again because of how we made it, that is on us, and the warranty says so in writing. It does not cover new damage from a new cause — a limb through the decking is a new problem, not a failed repair. The line between those two is usually obvious once we are on the roof looking at it.
Workmanship vs. manufacturer warranty — two different promises
Every roof carries two warranties and people mix them up constantly. The manufacturer warranty comes from the factory — it covers the shingle, membrane, or coating itself if the product fails. It is their promise, honored through their claim process. The workmanship warranty comes from us — it covers how the product was installed. A shingle that curls in three seasons because of a factory defect is a manufacturer claim. A shingle that blows off because it was nailed high is a workmanship claim. We help you sort which is which, and we handle our side without paperwork games.
How a warranty call works
Simple. You call or text (859) 310-1209 and tell us what you see — a stain, a drip, a lifted shingle near where we worked. Send a photo if you can get one safely from the ground, same as our free photo diagnosis. We come look. If the problem traces to our work, we fix it at no charge and show you photos of what we found and what we did. If it traces to something else — new storm damage, a different section of roof, a clogged gutter backing water under the edge — we tell you that plainly and quote the repair honestly. No arguing, no stalling. The look costs you nothing either way.
What voids coverage — the honest list
We keep this list short because we mean it. Coverage ends where our control ends. If another contractor — or a satellite installer, or a chimney sweep — works on or over the area we repaired and disturbs it, we can no longer stand behind it. Same for foot traffic damage, unaddressed problems we flagged in writing and were told to leave, or alterations to the roof after our work. Storm damage is not a void — it is just a new event, and storm damage repair is its own job. We will always tell you which bucket you are in before any money is discussed.
Where your exact term is written
We do not print one blanket number on this page, because different work earns different terms — a full replacement, a leak repair, and a coating are not the same promise. Your written estimate states the exact workmanship term for your job, in plain words, before you sign anything. Keep that document; it is the warranty. If you have lost yours, call and we will pull our copy from the job file. If a contractor ever quotes you a warranty verbally but will not write it down, that tells you what it is worth.
Common Questions
Is your workmanship warranty transferable if I sell the house?
Ask us before you list — the answer depends on the work and is stated in your written estimate. When transfer is available we handle it with a simple written notice, no fee drama. A documented repair history with photos is genuinely useful at sale time, and we can provide the job file to your buyer either way.
Does the warranty cover the whole roof or just where you worked?
Just where we worked. A workmanship warranty on a chimney reseal covers the chimney reseal — not a pipe boot on the far slope we never touched. That is honest, not stingy: nobody can warrant work they did not do. If we see other trouble while we are up there, we photograph it and tell you, and you decide.
What if the manufacturer says it is installation and you say it is material?
It happens across the industry. Our answer: we show our work. We keep photos from every job, so there is a record of how it went down. If it is genuinely ours, we fix it — a small crew in a seven-county area cannot afford to dodge its own work. If it is a product failure, we help you document the manufacturer claim with those same photos.
