The Straight Answer
The CPS Maintenance Plan is a roof maintenance plan in the plainest sense — a spring-and-fall check of your roof, flashings, gutters, and drainage — the four places small problems start — with a photo report after every visit so you see what we see. Members get priority scheduling when weather hits and the phones light up. Cost is a flat seasonal rate quoted for your specific property; ask and we will put a number in writing. Most of what we repair started as something a check would have caught.

The idea: catch it while it is cheap
Roofs rarely fail all at once. They fail by inches — a boot cracking, a seam lifting, a gutter backing water under a drip edge — and every one of those is cheap the season it starts and expensive the year it is ignored. The Maintenance Plan is simply us putting eyes on those inches twice a year, on a schedule, instead of meeting your roof for the first time the night it lets go. We are a repair-first company; the honest extension of that is preventing the repair. This is that, as a program.
The spring check
Spring is the damage report. Winter freeze-thaw works on everything — so we walk the roof for cracked or lifted shingles, check flashings at chimneys, walls, and pipe boots where ice pried at seams, and inspect gutters and downspouts for joints that ice split. We clear what winter dropped and confirm drainage runs before the heavy spring storm season arrives. Anything that needs more than the visit covers — say a flashing that wants a real reseal — gets photographed and quoted in writing, and you decide. The check never obligates you to a repair.
The fall check
Fall is preparation. We clear leaves from gutters and valleys — this corridor is wooded, and a full gutter in November is an ice dam by January — check that downspouts and drainage carry water away from the foundation, and inspect the roof and flashings for anything summer heat opened up. For cabin and rental owners, the fall visit pairs naturally with winterization. The point is a roof that goes into freeze season with nothing loose, nothing clogged, and nothing waiting. The photo report — every visit, no exceptions
After each check you get a photo report: what we looked at, what we found, what we did on the spot, and what — if anything — bears watching or fixing, each with a picture. No mystery, no “trust us.” Over a few seasons those reports become a documented history of your roof, which earns its keep twice: it makes real problems easy to prove if you ever need storm damage documentation for an insurance conversation, and it is a credible record to hand a buyer if you sell. You own the reports either way.
Priority scheduling and what it costs
When a storm rolls through this corridor, our phone decides the week. Plan members go to the front of that line — for emergencies and for routine work both. On cost, we will not print a number here, because a small ranch in town and a steep cabin on a Gorge ridge are not the same visit: it is a flat seasonal rate quoted for your property, in writing, before you commit. Common Questions
Is a maintenance plan worth it on a newer roof?
Often yes, with a straight caveat: a new roof needs less fixing, so the visits find less. What they do is keep gutters and drainage working, catch installation issues while any workmanship warranty is live, and build the photo history from day one. If we think your roof honestly does not need the plan yet, we will say so.
What happens if you find a problem during a check?
Small stuff within the visit — a lifted shingle tab, a minor sealant touch, a clogged downspout — we typically handle on the spot and note in your report. Anything bigger gets photographed and quoted in writing. You decide with no pressure; the plan buys inspection and small fixes, never an obligation to hire us for more.
Do you cover rentals, cabins, and commercial buildings?
Yes — the plan fits absentee owners especially well, since the photo report is designed for owners who cannot see the roof themselves. Cabin and short-term-rental owners should read the absentee owner program, which wraps this plan together with turnover-season repairs and storm checks.
Absentee owners get the expanded version in the cabin & STR owner program, and fall members often add winterization to the same visit. Anything a check turns up feeds straight into our roof repair work — same crew, no handoff.
