The Absentee Cabin & STR Owner Program
You are three hours away. Your roof is not.
The Straight Answer
If you own a cabin or short-term rental in the Gorge corridor but live in Lexington or out of state, this cabin roof repair and care program is your eyes on the roof: photo-documented visits, repairs timed to your booking calendar, fall winterization, and a check after every serious storm — coordinated through one local call to (859) 310-1209. Every visit ends in a photo report — what we saw, what we did, what it cost — so you never have to guess what your roof looks like.

The absentee owner’s problem
A leak in your own house announces itself on the ceiling that night. A leak in a cabin two counties away announces itself weeks later — as a guest review mentioning a damp smell, a stained ceiling in a listing photo, or a soft floor found at spring opening. Weather in this corridor does not wait for your next drive down. The distance between a small roof problem and an expensive one is mostly time, and absentee owners lose that race by default. The fix is not more worrying. It is somebody local, on a schedule, with a camera.
Photo-documented visits, on a schedule
The spine of the program is our maintenance plan run on absentee terms: spring and fall visits covering roof, flashings, gutters, and drainage, each ending in a photo report sent wherever you are. What we saw, what we handled on the spot, what bears watching — every item with a picture. Over seasons that becomes a dated visual history of the property that earns its keep at insurance time and at sale time. You approve anything beyond the visit in writing before it happens. No surprise invoices, ever.
Repairs timed to your booking calendar
A short-term rental has a second calendar the trade usually ignores: yours. A repair that costs a peak-season weekend of bookings costs more than the repair. So we work turnover-style — give us your booking calendar or your slow season, and we schedule non-urgent work into the gaps: shingle repairs, gutter work, soffit and trim, small carpentry. Active leaks obviously do not wait for a gap. Everything else can be scheduled like you would schedule a cleaner: around the guests, not instead of them.
Winterization and storm checks
Fall visits pair with winterization — the freeze-season prep that matters most on a house that sits empty between guests, when a small problem gets weeks of cold to become a big one. And when a serious storm crosses the corridor — straight-line wind, hail, an ice event — we check member properties and send photos, whether or not you asked, so you hear about damage from us instead of from a guest. Members are also first in line for emergency response when something cannot wait. Storm checks key off the events NWS Jackson (weather.gov/jkl) logs for the corridor — when a warning covers your county, your roof is already on our list.
One local call — and a disclosure
The quiet value is coordination: one number, (859) 310-1209, and a crew that already knows your property, your access quirks, and your history. Full disclosure, so you know who you are dealing with: CPS owner Marcos Gil also publishes investinthegorge.com, a site about Gorge-area cabin and STR ownership, and is a licensed REALTOR® (marcosgilrealty.com). If you ever buy, sell, or research property here, those are his interests and you should weigh his advice knowing it. The repair work stands on its own either way — the photo reports keep everybody honest.
Common Questions
I live out of state. How do I approve and pay for work?
Everything runs remote: reports and quotes come by text or email with photos, you approve in writing, and we invoice electronically. You see the roof through our camera before and after every job. Many owners go seasons without a site visit and still know their roof better than when they walked it themselves.
Can you coordinate with my property manager or cleaner?
Yes — that is normal here. We can take access from your manager, schedule around cleaner turnovers, and copy them on reports if you want. You stay the decision-maker on anything that costs money; they stay the eyes on the inside. It works best when everyone sees the same photos.
What happens after a big storm if I am not a member?
Call us like anyone else — (859) 310-1209 — and we will get to you as scheduling allows; see storm damage repair. The difference membership buys is sequence and initiative: member properties get checked proactively after significant events, and members go to the front of the response line.
Is this only for Gorge-area cabins?
No. The same program fits any property whose owner is not nearby — a rental house in Beattyville owned from Richmond, a family homeplace sitting empty, a small commercial building. If you cannot lay eyes on the roof regularly, the program is doing the same job regardless of what the building is.
The program builds on the CPS maintenance plan and pairs each fall with winterization. Repairs themselves run through the same roof repair process every customer gets.
